The 20-point inspection
Every visit works through the air handler, the condenser and, on heat pumps, the reversing valve and defrost cycle. Amperage readings are recorded and compared with the manufacturer specification, capacitors are measured, the drain is cleared, the filter is washed or replaced and the temperature split is taken. The 20-point inspection
- Inspect and tighten all electrical connections
- Compare capacitor MFD against the manufacturer specification
- Evaluate evaporator coil and air handler cabinet
- Measure and record blower motor amperage
- Measure and record electric heat strip amperage
- Verify thermostat operation and accuracy
- Clear condensate drain with shop vacuum or nitrogen
- Confirm float switch operation
- Wash or replace air filter (2 to 5 inch filters at an additional charge)
- Take temperature split to check system efficiency
- Measure and record condenser motor amperage
- Check condenser fan blade for damage
- Check refrigerant pressures and verify proper heat exchange
- Compare compressor amperage with the manufacturer specification
- Compare capacitor MFD against the manufacturer specification
- Inspect all electrical components for damage
- Check all valves, caps and cores for refrigerant leaks
- Inspect condenser coil
- Inspect reversing valve, coil and defrost board
- Verify and test the defrost cycle
